The Moorings is a detached 12 bedroomed guest house ideally located opposite Scar-borough’s Open Air Theatre and newly opened water park. Development of the area is set to continue with work on the new multi screen cinema complex due to start this year, bringing in more visitors to the area. The Moorings can comfortably sleep between 23 and 30 guests in adaptable rooms. There are 2 standard single rooms and 2 standard double rooms but all the others are special. Some have private lounges, others have superking beds and baths and five rooms can accommodate families in extra beds. The most popular room is the ground floor annexe with adaptations for disabled guests. All bedrooms are well equipped with ceiling fans and extras, such as fridges.
There is a large dining room to seat 24, a well equipped commercial kitchen, a com-fortable lounge, an office/laundry room and a washing room with 2 washers and 2 tumble dryers. Gas central heating is economically controlled in 3 separate zones. The guest house is upgraded and redecorated every year and is sold with an effective web site and links with internet bookings. Several bookings are already in place for next year. The owners have chosen to trade on a B & B basis only and stay under the VAT threshold. The sale is prompted by the owner’s wish to retire, having run the business for 13 satisfying years.
The guest house will appeal to families and couples alike, being close to schools, shops, bus routes and the beach. At present the owners occupy the entire ground floor using 4 bedrooms and 2 bathrooms but some of these rooms could easily revert to guest accommodation. The present owners have enjoyed thirteen comfortable years raising a family here and can be on hand to advise new owners to achieve the same.
