The property is approx. 7752 square feet in size!

A little history of this fine building - It was built as one if the very first boarding houses in the beautiful spa town of Malvern. The Foley family owned the land the hotel sits on and the other very prominent family in the area were the Beauchamp?s. Edith and Emily were the daughters of the Foley family and one of the sisters had the great fortune to marry the Duke of Montrose, so when the property was built it was named after Lord Montrose. The family name was Graham, hence the road the hotel sits on was named Graham Road. Close by is Edith Lodge, named after the other sister. Where the Waitrose car park is there used to be garages and kitchen gardens.

The current owners, completely re-wired The Montrose Hotel, added bathrooms as there were not any and raised the hotel to its current standard.

The property was built on 4 floors so there is a large basement, the full size of the house where the AGA is. The AGA is oil fired and no longer in use and the rest of the hotel has gas central heating run by 2 recently installed boilers, one is 2 years old and the other 5 years old. One boiler is in the boiler house and one is on the 2nd floor landing. The hotel is fully fitted with smoke alarms.

The hotel is accessed via a large crescent driveway, with additional car parking spaces to the right.

You enter the hotel up steps into the lobby and if you look immediately to your right there is a little area marked 'Telephone', with the original plaque and wooden board where people years ago would have got the concierge to make a call for a Hansom cab! You then enter into the hallway and there is a grand staircase ahead. To the right is a fabulous room (23 ft x 16 ft) with tall ceilings, 2 large sash windows, letting in light, this room is currently used as a guests breakfast room. The remainder of the ground floor is large and is currently used as the private domain of the owners, so there are 2/3 bedrooms, an office the kitchen where breakfast is made, and 2/3 large reception rooms for private use. But these rooms could also be made into excellent ground floor hotel rooms, adding at least 5 useable rooms, should you wish The Montrose to continue as a hotel, which is what it has always been for the last 171 years.

Downstairs to the basement there are two large kitchens (18ft x 15ft and 16ft x 15ft). There is a store room, a workshop, a laundry area, linen cupboard and a bedroom and bathroom. The passageway running from the front to the rear of the basement is approx. 36 ft. There is access out to the garden via a door at the end of this passageway. The foundations were dug in 1844 and it is a cosy cellar. Brick archways give the rooms character and there are a number of windows, letting in natural light.

Climbing the staircase to the first floor there is a glass sun lounge/area which can be seen from outside and has outstanding views of the Severn Plain laid out in front of you. to the first floor there is also the vast drawing room (24ft x 16ft) with a wooden floor, large fireplace and two floor to ceiling sash windows exuding elegance and class.

On the first floor are 6 large bedrooms all with en suite bathrooms, bedroom sizes vary from 16 ft to 13ft, all have lovely views over the gardens and spectacular Malvern Hills to the rear and of the Severn Plain if located at the front of this beautiful and historic hotel. When you come to Malvern you want views and this hotel offers you panoramic views in droves, plus the first floor has the tallest ceilings, making each room appear large.

The grand staircase sweeps onwards and upwards to the second floor where there are currently 7 bedrooms, 5 with en suite bathrooms. There is also what could be a private flat, so one of two of the aforementioned bedrooms could be used as a private apartment as they adjoin a room which has a kitchen and living area, and bathroom. Again the views from the second floor are absolutely spectacular and distracting, and still the ceilings are tall and grand.

There is secondary glazing to the rear. The gardens are lovely, providing plenty of space in the spring and summer for entertaining. The garden area is much bigger than you would imagine, guarded by a traditional and protected Malvern stone wall and there is currently a lovely, though rather run down summer house/chalet that could do with a little love and attention.

The hotel?s turn over last year, 2014/2015 was £77,000, the end of year is in February. The hotel was prodigiously run as a hotel for many years, and previously had a bar but over time, the family?s priorities have changed and 15 years ago they decided to run it more in a B&B vein.
