Property description

Freehold extended London property with free opposite allocated-parking. It's fully double-glazed and displays beautiful vibrant views of the rear green park and the front Barratt's residential, country-style area. The complete set of double-glazed windows and garden doors is part of a high security enclosure that is opened by a uPVC entrance door with multipoint locking system. This area benefits from the Neighbourhood Watch scheme.

The home also benefits from two large king-size bedrooms, new ivory carpets, extra rooms in the half-converted loft, open-conservatory, fitted bathroom and additional downstairs toilet. Its living room comprises a seating area, a fire-place, a dining area and an under-stairs office area, with new wood bamboo flooring and new fireplace. The property was recently refurbished with a new fitted kitchen containing a new combi-boiler and free appliances. The front & rear gardens feature lands for home extension within the property boundary, and the rear garden is linked to the green area behind via a recently-installed wooden gate-door.

A three-minute walk to the ‘Birchmere’ lake leads to a Nature Reserve, which surrounds a path adjacent to a stream that leads to the river Thames. The lake and the children playgrounds are accessible via the adjacent path, which is two-doors away from the home.

Within the Greenwich University Catchment area, comprising high-ranked schools of The Royal Greenwich Teaching Schools Alliance that is linked to the University, there is the Woolwich Polytechnic School in Thamesmead, 5 minutes away from home. The property is also just an hour away from the gems International schools.

A ten-minute walk to Morrisons Superstore and its retail area comprising shops including Wilko, Argos, Next, etc. Is very convenient. There's also a 24-hours Tesco mini-market at walking distance.

Within a ten-minute walk there's the Gallions Reach Health Centre and the Thamesmere Leisure Centre. The latter is benefitted from swimming pools and saunas.

The home is opposite the White Hart Triangle Business Park in Thamesmead, and a five-minute drive from the Birchmere Business Park, where the post-office depot is located.

A seventeen-minute drive on the A206 leads to the Sainsbury’s, in Woolwich. The London City Airport is 10 minutes away from Woolwich on the DLR.

Thankfully, north-west Thamesmead proudly belongs to Greenwich, the world's meridian, and is adjacent to Bexley, where there's a wide variety of restaurants. This property is also fifteen-minutes away from the Royal Arsenal club and pub!

Within a nineteen-minute drive you can reach the Odeon imax Cinema on the A102, near the Blackwall tunnel.

The e-fit studio for Personal-Training using Electro-Muscle-Stimulation and the Dove Spa are both luxurious services from Canary Wharf, which is just half-an-hour away.

The property lies on the A2016, which allows direct access to the M25 in less than half-an-hour.

It is also two-minutes away from the Crossrail train stop at Abbey Wood train station.

The Rowhill Grange Hotel & Utopia Spa, in Dartford, is another luxury destination located only half-an-hour away.

In addition, the Bluewater Shopping Centre provides a wide-range of shops and a food hall with restaurants such as Jamie Oliver's, as well as a large cinema, and can be reached in 25 minutes.

The new Thames Gateway Bridge, which is a Beckton (Rotherhithe)-to-Thamesmead road bridge link, was accepted by election in 2008 by Transport for London (TfL) and shall be built by 2021 (in just over 5 years) to improve traffic flow across the Thames river and strengthen the effectiveness of the Blackwall tunnel and Woolwich ferry crossings. This improvement will significantly increase the property prices in this area. Viewing of this property is highly recommended.

Historical background of north-west Thamesmead:

Most of the land area of Thamesmead previously formed about 1,000 acres (4.0 km2) of the old Royal Arsenal site that extended over Plumstead and Erith Marshes. There is some evidence of prehistoric human occupation of the area including flints, animal bone and charcoal were found in bore holes around Western and Central Way in 1997 by the Museum of London Archaeological Service (molas). In Roman times, the river level was significantly lower, and work by molas in 1997 around Summerton Way found evidence of field ditches and pottery and quernstones from Germany dating from around the 3rd or 4th century. After the Roman era, river levels rose again and the area reverted to marshland. According to Hasted, some areas of this marshland were drained by 1279 by the monks of Lesnes Abbey.
