Property description

Immaculate two double bedroom Victorian terrace of 100 square metres, within Hatcham Conservation Area, just a four minute walk from New Cross Gate Station. A low-maintenance rear garden of nearly 40 feet completes the package. Freehold.

‘Hatcham’ derives most likely from Anglo Saxon, meaning ‘a clearing in the woods’. A brief history of this little-known residential pocket: From 1614, the land was owned by the Worshipful Company of Haberdashers. When the manor house - named 'Hatcham Park' - was demolished circa 1840, terraced homes were permitted to be built to strict specifications. And Hatcham Park Road hosts the earliest of these.

Saved from demolition in the seventies, Hatcham ca was designated by Lewisham Council in 1990.

In your front door and you’re welcomed by high ceilings and treated wooden floors. Your formal double-reception rests to your right. The front reception - with big bay window and custom-made shutters - is over 13 feet by over 12 feet, and the second (a natural dining room) is over 11 feet by over 10 feet.

At the end of the hall is a delightful double-aspect kitchen/diner, stretching over 20 feet. Shaker-style navy wall and base cabinets run down the long sides of the generous space, and at the end of the room you’ve got a dining area and back door out to the garden.

The largely-paved garden’s a good size and has a handy big shed at the foot.

Upstairs and from the half-landing you’ve got a big bathroom - which boasts both bath and independent shower, and there’s a separate additional w.c. Next door (opposite which is a built-in linen cupboard). The bathroom has traditional style sanitary ware including a free-standing bath.

Up to the main landing and you’ll find your bedrooms; the master takes the width of the terrace (it’s over 16 feet by over 11 feet) and has bespoke alcove closets to the ceiling, plus sleek dressing table.

Next door is the second double bedroom - of over 11 feet by over 10 feet. Both bedrooms have soft grey carpets and sash windows.

Walk but a few minutes to New Cross Gate Station for regular and Overground services - just one stop to London Bridge, and Fare Zone 2. Queen’s Road Peckham Station is a 12 minute walk in the other direction. There are also plenty of day and night bus routes within a short walk of the house - to Elephant & Castle and beyond, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

The Rosemary (Hungarian organic food) and The Rose Inn (pub with strong roast and pizza offering) are good spots, as is new local cafe and creative space: Corner.

Nip down to neighbouring postcode SE15 for others, including Kudu, Smoky Kudu, Peckham Bazaar, Ganapati (who also deliver to New Cross - woohoo!), Artusi, Peckham Levels, Levan, Forza Wine and Miss Tapas.

Deptford has quite the gastronomic offering now too (a short walk east), with examples The Tapas Room, Marcella, Winemakers and a warm, European vibe, with a choice of hip hangouts, in Deptford Market Yard.

New Cross is home to Goldsmiths University with its wonderful contemporary art gallery. Local parks include Eckington Gardens, Telegraph Hill (Upper and Lower, with weekly Farmers’ Market on Saturdays) and Fordham Parks. You’re also a short walk from Folkestone Gardens with park-side cafe.

Grab your fresh loaves from Blackbird Bakery by qrp station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, fc Soper wet fish shop and Goodcup also impress. Newer additions El Vermut bottle shop and Kudu Grill restaurant are highly recommended as well.

Kids or thinking of? Your most local primary schools (all very well-regarded) are Haberdashers’ htg, Kender, and Edmund Waller (from age 3).
