Property description
A well presented three bedroom end of terrace family home spanning over 1,000 sq ft, located in the South Malling area. This fantastic home is located in a quiet cul de sac in the historic and desirable town of Lewes. The house consists of; three double bedrooms, family bathroom with W/C, downstairs shower room with W/C, utility room, fully fitted kitchen, living room / dining room, and a heated conservatory / extra versatile reception room.
The front door of the house enters into a useful entrance porch with a useful utility room to the left with plumbing and space for a washing machine and space for a dryer. Stepping through the front door is the hallway with a downstairs shower room with shower cubicle, WC and wash hand basin. The stairs to the first floor are on the left and there is a large amount of storage under the staircase.
To the right of the hallway is the fully fitted kitchen. This room measures 10’11 x 9’6 and is large enough for a small breakfast table and chairs. The kitchen faces the front with a westerly orientation, and has a good range of wall and base storage units with under counter lighting, stainless steel sink and drainer, integrated four ring gas hob, integrated oven, space and plumbing for a free standing dishwasher, and a pantry cupboard which my client currently uses to house their free standing fridge freezer. The combination boiler is also located in the kitchen.
From the kitchen is the main living / dining room. This wonderful room measures 19’7 x 12’5 and has a window which faces onto the rear garden in an easterly direction. This room is large enough to accommodate a large dining room table and chairs and full living room furniture including three sofas. There is a gas effect fireplace with attractive surround and a useful storage cupboard also in this room.
The conservatory (11’ x 8’6) leads directly from living / dining room and has central heating in this space. This results in this space being useable all year round, but also incredibly versatile in its use either perhaps as a; dining room, study, playroom, games room or snug.
Upstairs there are three really good sized double bedrooms. Bedroom 1 has an enormous quadruple fitted wardrobe with mirrored sliding doors. The family bathroom has a white modern suite with wood panelled bath with mixer taps and shower above, W/C, and wash hand basin with vanity storage cupboards underneath.
Outside to the front there is a part tarmac and part block paved driveway providing parking for two vehicles. The back garden is a good size and is a mixture of patio stones, decked areas, shingle and astro turf lawn. All together there are plenty of wonderful spaces for outside furniture and al fresco entertaining.
From Boughey Place, the main town centre and mainline train station is only a 20 minute walk making all of the town’s amenities extremely accessible. South Malling C of E Primary School is 0.6 miles away and about a 10 minute walk from the house.
Lewes mainline railway station is 1.1 miles from the house (20 – 25 minute walk), which provides services to both London and Brighton, and nearby Cooksbridge train station is 3.9 miles away.
