Description

This charming country cottage is discreetly situated in the heart of South Stoke village, offering in excess of 1,400 sq ft of accommodation arranged over two floors.

Snowdrop Cottage is an early nineteenth century detached cottage which offers a wealth of period beauty, combining harmoniously with its pretty cottage gardens. Internally, the property has a spacious sitting room with a working fireplace, a dining room with wooden floors, large storage cupboards and easy access to the kitchen. The modern fitted kitchen is complete with a wine chiller, an electric oven and hob, an integrated fridge and a large breakfast bar to one end. From the kitchen, there is access to the gardens through a set of French doors.

Leading off the kitchen is a practical utility area with a door to the rear garden. In addition to the ground floor, there is a practical cloakroom and W.C.

The first floor area has three double bedrooms, providing views from most of the upper windows. The family bathroom serves two of the bedrooms, with the third bedroom having its own en suite shower room and easy access via double doors out onto the raised decked area. This section of the house can be accessed separately from the side of the property, and could quite easily make an independent space.

Outside
To the front of the property is a driveway leading to a single detached garage (suitable for a small town car). Further to the front is gated access to the garden, which is set back and up from the lane affording a high degree of privacy. The front garden provides a level lawn, well-stocked flower beds, a wood chipped seating area and a pedestrian door into the garage.

There is a pathway leading up to the house that situates a pretty canopy, covering a paved terrace that leads off the front of the house. The steps to the side of the property take you up to a wooden deck seating area, where there are views across the valley towards Hodshill as well as the open countryside beyond.

Additionally, there is an alpine-style garden with a stream running down towards the house, various grasses planted along the route, an attractive stone retaining wall and beautifully-trained roses.

Square Footage: 1423 sq ft

Directions

Proceed out of Bath on the A367 Wells Road, through the Bear Flat and up the Wellsway. Take a left turn on to the B3110, signposted Midford and Hinton Charterhouse. Proceed over the double mini roundabout and take the second right turning into Southstoke Lane. Follow the road into the village and take a right turn at the end. Take the sharp left bend, bear round to the right and continue down the road, past the Packhorse Pub. The property can be found on the right hand side, just after the village hall.
