The accommodation has been fully upgraded by the present owners. It is fully double glazed with Everest windows and has bespoke windows in the principal bedroom and a Mozolowski & Murray conservatory.

It is within 350 metres from the West Port which is the arched gateway into St Andrews that was built in 1587 as a monumental entrance to the city’s South Street.

The house is also within 1 km of the world famous Old Course and the Royal and Ancient Golf Club with the West Sands beach just beyond. The Cockshaugh Park is at the end of the street to the south and links to the Lade Braes footpath which runs from the centre of town all the way out into the countryside where it is known as the Pilgrim’s Way. The Kinburn Public Path is just to the north.

St Andrews is renowned worldwide as the ‘Home of Golf’. The Old Course is a regular host to the Open Championship which will next be held at St Andrews in 2022. There are six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke’s Course, two courses at Fairmont, St Andrews Bay and Kingsbarns.

The town is also well known for its university which was Scotland’s first and is the third oldest in the English-speaking world, founded in 1413. The town provides state schooling at Madras College which is moving to a new site to the west of the town. There is private schooling at St Leonards and The High School of Dundee is also within easy reach.

Access by rail, road and air is good. Leuchars railway station (5 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport is only 50 miles away.

Square Footage: 1,327 sq ft
