Please note that all utilities, council tax, internet etc (council tax is already reduced as business rates approx saving 40%) will remain in the name of the landlord due to it being a holiday let for the summer months and that a £300 standing order each month will be needed as part of contract to be paid directly to the landlord. A breakdown of the above utilities can be provided upon request.



Meter readings will be taken for the water, gas and electric at the start of the tenancy and at the end of the 6 months tenancy a bill will be applied based on the usage. In the event that the usage for utilities is under the total spend a relevant rebate / additional costing will be provided by the landlord making the transaction transparent to all parties.

The large comfortable accommodation comprises 3 bedrooms, 2 receptions, kitchen, bathroom with



WC & shower, plus a separate WC. This cottage sleeps 7 plus an extra 2 with use of sofa bed.



Entrance is at the rear of the property through a small lobby with adjacent WC into a well-equipped kitchen with gas cooker, fridge, freezer, washing machine and microwave. Then through to comfortable lounge with two sofas, gas coal effect fire, TV, DVD, video and stereo; a glass door leads through to the dining room with large dining table. French doors lead onto a sunny front patio area with garden furniture & BBQ. High speed internet access is available on request.



The lounge has two sofas, one of which doubles as a pull out sofa bed to provide sleeping for another 2 guests. The gas effect coal fire provides extra heat and creates a nice cosy feel for those of you who wish to rent weeks or weekends in the Autumn or Winter. Outside at the rear there is a small garden with 2 storage sheds, rotary hanging line and patio area.



Upstairs there is sleeping for 7 people. The master bedroom overlooks Daddyhole Plain and has outstanding 180 degree sea views. The bedroom has a double bed, vanity unit and washbasin, wardrobe, and two bedside cabinets. Bedroom 2 again overlooks Daddyhole Plain and has a double bed and a single with a pine wardrobe, chest of drawers, 2nd (built in) wardrobe and bedside cabinet. Bedroom 3 has a set of pine bunk beds, bedside cabinet, and chest of drawers. This room is great fun for the children.



The bathroom comprises of three piece white bathroom suite with shower over the bath for your convenience.



There is parking at the front of each cottage for one car and additional space in the car park 100 yds. There are plenty of shops, restaurants and bars in Torquay and Wellswood (approx 1&8260;2 mile).



Agent fees



To secure the property in your name you will have to pay:



- £150 per adult for referencing and administration

- £50 for each guarantor (if required)

- £200 holding fee (taken from the first months rent as rent in advance)



Please note that each of the fees above are non-refundable unless the landlord refuses your application prior to commencing referencing. There are no other hidden fees to be concerned about. The fees that apply above are fixed and are non-negotiable.



Prior to moving into the property you will have to pay:



- 1 months rent (minus the £200 holding fee originally paid)

- A minimum of 1.5 months security deposit
