Property description

A most attractive & charming Listed period cottage situated in a rural hamlet offering potential for
updating or possible extension (stpp) and having extensive delightfully landscaped gardens.

Property

A detached Grade II Listed cottage thought to have originally been a pair of farm workers cottages dating back to the mid-17th century with later 18th and 20th Century additions. The property is built with a mix of local stone and rendered external elevations under a thatched roof with a slate tiled single storey extension. Subject to a number of improvements over the years, the cottage still retains a sense of character and charm but now offers the opportunity for a new owner to refurbish it to create the perfect country home whether for use as a primary residence or weekend rural retreat.

The accommodation offers versatility as to how it can be enjoyed and is currently arranged on the ground floor as having a wooden beamed double aspect sitting room with a study area off it, a dining room, a rustic style kitchen, an office/work room and a cloakroom. Upstairs there are three bedrooms and a bathroom with a separate shower.

Outside
An undoubted feature of the cottage are the wonderful grounds amounting to around 0.48 of an acre and bordered by a mix of stone walls and hedging. The gardens have been beautifully landscaped and arranged to create the impression of a series of garden ‘rooms’ with areas of lawn, stone flagged pathways, a patio, well established borders stocked with an interesting variety of flowers, shrubs and roses, ornamental ponds and several mature trees.

A small area of parking leads to the detached garage with an automatic door. Of note is the timber summer house with a cedar shingle roof that is an ideal spot from which to enjoy the gardens.

Situation

The property is situated off a small no-through lane leading to the parish church, an ancient manor house and a small number of private homes. The rural hamlet of Brixton Deverill lies in the heart of the Deverill Valley, part of the West Wiltshire Downs Area of Outstanding Natural Beauty. The River Deverill is a chalk stream that meanders through lovely rolling countryside before becoming the River Wylye at nearby Crockerton. With miles of uninterrupted footpaths and bridleways, the area is ideal for walking and riding as well as other rural pursuits such as cycling and fishing. Racing is at Bath, Salisbury and Wincanton whilst sailing is available at Shearwater on the edge of the Longleat estate, famous for its safari park, Elizabethan stately home and holiday centre. Other well-known visitor attractions close by include Stourhead Gardens, King Alfred’s Tower, Wardour Castle, Salisbury Cathedral and Stonehenge.

There is a petrol station/shop and pub in Longbridge Deverill whilst Mere has good every day shopping. Nearby Warminster provides a choice of shopping and leisure amenities whilst the Roman city of Bath and medieval city of Salisbury offer more comprehensive shopping, hospital and cultural facilities. Although the cottage is in a lovely get-away-from-it all country setting, the A303, A350 and A36 roads are all within a 5 mile radius providing ready access to  the local towns of Bruton, Frome, Gillingham, Shaftesbury and Wincanton as well as to London, the West Country, motorway network and South Coast. Railway stations can be found at Gillingham, Warminster and Westbury with services to London. There are several excellent private and state schools in the area including Gillingham Secondary School, Bruton, Port Regis, Sherborne, Downside, Dauntseys, Warminster and St Mary’s amongst others.
