5. The dwelling hereby approved shall not be occupied until the access driveway has been surfaced in accordance with details to be submitted to and approved in writing by the local planning authority.


6. The land within the visibility splay area within the ownership of the Appellant at the junction of the access driveway with the village road shall be cleared of vegetation and maintained at a height not exceeding 600mm above road level.


7. The dwelling hereby approved shall not be occupied until works for the disposal of sewage from the new dwelling and from Little Acre have been provided in accordance with details to be submitted to and approved in writing by the local planning authority.
