Production of the Tenancy Agreement for the property: £100.00 (Inc VAT). (Regardless of the number of tenants).
To include contract negotiation, amending and agreeing terms.

Credit Check (per applicant): £65.00 (Inc VAT). (Non-refundable if the Reference Agency decline the application).

Guarantor Fee: (per guarantor) £80.00 (Inc VAT). (Non-refundable if the Reference Agency decline the application).
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Accompanied Check-in Fee: £120.00 (Inc VAT).
Preparing an Inventory and Schedule of Condition of the property, taking meter readings for utilities and services, detailing keys, position of water stop cock, gas, electric and water meters, (if applicable) alarm details, (if applicable), advising on general information applicable to the property and Deposit Handling charge.


Pet Deposit: £…….. (Inc VAT). (To be determined by the type and quantity of the pet/s).
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.

DURING YOUR TENANCY:

Renewal Fee (if required): £60.00 (Inc VAT).
To cover contract negotiation, amending and updating terms and preparing a further tenancy agreement. (This is on the assumption that no further reference checks are required and if they are, please see the above set up fee charges).

ENDING YOUR TENANCY:

Future Landlord Reference Fee: £24.00 (Inc VAT) per reference request.
Collating information and preparing a reference for a future landlord or letting agent.

OTHER FEES AND CHARGES:

Lost Security Items: £24.00 (Inc VAT) plus item cost.
Obtaining necessary permissions, sourcing providers and travel costs.

Out of Hours Services: Maximum of £67.50 per hour (inc VAT) plus any actual costs incurred.
Where actions of the tenant results in the agent (or nominated contractor) attending the property. Time to remedy the situation is charged at the hourly rate.

Unpaid Rent / Returned Payments: Interest is charged at 4% above the prevailing base rate at H.S.B.C Bank Plc.

Returning of mail to Tenants: £30.00 (Inc VAT), per visit.
