Property description

A rare opportunity to purchase this fine example of Warley history, A unique Grade II Listed Victorian Gothic style detached residence dating back to 1889 situated on a plot of approximately 0.35 of an acre. Formerly The Gatehouse to the Old Warley Hospital with many stunning distinctive features still in prime condition but a blank canvass to personalize further. Conveniently located to open green spaces and woodland as well as Brentwood station and Town Centre.

Sellers insight I originally bought the Gatehouse at Old Warley Hospital in 2004. I was raised close by and used to go to school from the bus stop outside the hospital. In particular, I remembered the Gatehouse as a grand property at the entrance to the hospital. The option came up to buy the property and I jumped at the chance. It needed quite a bit of renovation but was in a solid condition. The Gatehouse had never previously been a residential property, so my first task was to apply to change that. The Gatehouse is a Grade II listed building and sits in harmony with the original Water Tower and the main hospital buildings. The Gatehouse was built in 1889 by architects he Kendall and rr Pope. It was originally called the Gate Lodge. It is built in a High Victorian Gothic style with many distinctive features, including a turret with an embattled parapet, substantial diagonal corner buttresses, amazing carved stone figureheads on the windows and some windows with depressed 4-centred arched heads.

The Gatehouse sits in a lovely corner plot so has a lot of ground, which was a main attraction to me. The location is excellent, a short walk to Brentwood train station, part of the new Elizabeth Line with trains running into and across London. The closest neighbour is at the old water tower, another Grade II listed building on the old hospital grounds.

Brentwood is a great town and has some great schools with easy road access to the M25 and A12.

Since owning the house I have restored it slowly and sympathetically, using original materials wherever possible. I have built a double garage with access from Water Tower Road behind the property, I have also replaced much of the roof structure. All work has been approved by the Brentwood listed buildings team.

I love how imposing and unique the property is. I also love the history and traditional features of this magnificent building. The garden is a quiet and tranquil place to relax, with lots of space and mature greenery.

The Gatehouse is now a blank canvas for the next owner, who can come in and make their own mark on this historic landmark in the heart of Warley.

The property This unique property offers an abundance of charm and character with many stunning features throughout. There is ample opportunity to personalize and possibly the potential for extension/development (subject to planning).

The large solid wooden door invites you into the entrance hall with high ceiling and turned staircase to the first floor.

To the right you are welcomed into the sitting room where you are immediately drawn to the feature stone fireplace. Large paned windows allow the light to flood in with lovely views overlooking the greensward.

Leading onto a further reception room which currently houses a Kitchen with a connecting reception room/ground floor bedroom and shower room.

The next room which was the original Kitchen area also gives you access to the rear garden.

The first floor hosts three double bedrooms and a spacious family bathroom with separate shower enclosure.

The rear garden is mainly laid to lawn and surrounds all aspects of the property, bordered with low red brick wall, hedging and trees, providing seclusion and privacy.

The driveway to the rear of the property is accessed from a private road with double gates leading to a detached garage.

Location Perfectly placed with open green spaces and woodland close by yet within easy reach to Brentwood's Train station with regular a service through to London Liverpool Street. The pending completion of the Crossrail Elizabeth Line will provide passengers with direct access across London to Heathrow Airport, whilst the M25, A12 and A127 road links are close by. The High Street is a short distance away with its fine selection of shops, bars and restaurants as well as within easy reach to the local highly reputable Schools.
