Property description

A hidden gem within the city, this exceptional Grade II listed Regency townhouse sits on a quiet close just moments from the beach and city centre shops.

Uniquely, it has parking for two cars, and it sits within beautifully maintained and leafy communal grounds. Having been expertly renovated in recent years, the interior design is exquisite, offering a wealth of original and reinstated features paired with contemporary fixtures and fittings.

Farrow & Ball’s soft and bold palettes have been used throughout and every room is of graceful proportions with high ceilings and full height windows on every floor. With both an east and southerly aspect due to its corner plot, it is filled with natural light and there are direct sea views from several rooms.

It has four double bedrooms on the upper floors and three generous living spaces to include a tranquil study/fifth bedroom, and an open plan kitchen and dining room spanning the entire lower ground floor leading out to a courtyard garden. Only the finest workmanship and materials have been used in its creation, so it is a home which needs to be seen to be admired.

Why you’ll like it:

History:

During the early 19th Century, Brighton was transformed from a quiet fishing village into one of the most fashionable and wealthy towns in the country. Architect father and son team, Amon & Henry Wilds had been building these striking set-pieces along the coast from the early 1820s, echoing the Nash developments in London. It is these elegant properties which have put Brighton & Hove on the map as one of the most sought-after places to live outside London - with the fresh sea air and the wonderfully diverse and artistic culture surrounding them, a welcome bonus.

For much of the 20th Century, these beautiful homes had been used as storage space for a department store on Western Road which meant they fell into a state of disrepair. Between 1992-95 they were restored, regaining their superior status. Thankfully, their striking facades were untouched and have since also been restored back to their former glory, celebrating their heavy cornicing, Ammonite pilasters and ornate plasterwork.

Introduction:
You would be forgiven for not knowing this magical terrace of Regency homes even exists as they sit on a sunny close behind the shops of Western Road where Brighton meets Hove. The entrance is opposite Waitrose, where driving in, you are greeted by the finest examples of Regency architecture in the city. This house is unique as it sits within manicured gardens with mature and tropical trees owned by the management company of the terrace. The house is Freehold, however, with two private parking spaces on a neat forecourt and immaculate grassy lawns to the front. A gated pathway runs along the front of the short terrace with this property sitting at the southerly end with a solid oak door sitting below a portico entrance.

It is the attention to detail which grabs you when you first explore this incredible home. It is clear the current owners have a refined eye for colour, interior styling, and a respect for period property, as every surface, light fitting and wallpaper has been considered with the natural light, vistas and authentic character of the building in mind.

Entrance Hall & Study:

From the moment you step through the door, the scale and beauty of the house become apparent. The ceilings soar and natural light streams into the entrance hall from the study via two full height, new custom-made German aluminium glazed doors. These are glazed with sound proofed glass to ensure those working in the office are undisturbed by others in the house and are a striking feature, blending modern styling with period architecture. There is a cupboard for coats and shoes and the original mahogany banister wends its way up the stairs through all three storeys in one continuous curve.
The study is dual aspect with full height windows framing the first direct views of the sea between the leafy trees lining Sillwood Place. There is ample space in here for a large desk – or two – and bespoke timber cabinetry and shelves are built across two walls, painted in Farrow & Ball’s rich Hague Blue adding warmth and drama to the space.

Sitting room:

Spanning the depth of the house, the sitting room is elegant in restful calico and grey tones with soft carpet underfoot and a wealth of reinstated period features to include deep skirtings, picture rails, cornicing and classic ceiling roses. Once two rooms, they have since been opened to create one large, sociable space with defined areas for relaxing and playing music. There are further bespoke bookcases and a window seat looking out over the internal courtyard, with ornate window panels throughout.

It is a versatile room depending on need or family dynamics, yet there is plenty of space for comfortable furnishings so the whole family can cosy up together in the evening with a film in front of the contemporary gas fire. This sits within a limestone surround – in keeping with the era of the building, adding both warmth and atmosphere to wintery evenings.

Kitchen and dining room:

Following the footprint of the sitting room above it, the kitchen and dining room also spans the depth of the house with the German designed Leicht kitchen to one side and the dining area at the other – ideal for entertaining and family time. Marbled Karndean flooring with underfloor heating flows throughout, complementing the streamlined kitchen cabinetry, quartz stone worktops and timber wall panels. Light filters in through the shuttered lightwell on the eastern side, but also via a glazed door opening to the courtyard garden. A new, contemporary electric fire adds warmth to dinner parties during the cooler seasons, where there is space to seat ten around a table.

A solid ash central island provides further work surface space and the kitchen has a high-end water filtration system hidden below the sink. All appliances are Miele to include the dishwasher, microwave, warming drawer and undercounter larder-drawer fridge, while the Mercury range cooker and extractor fan are integrated. The washing machine and tumble dryer have their own utility room across the hall where there is a whole house water filter neatly tucked away, additional space for an American fridge freezer and further storage in a walk-in larder.

Between the two rooms, the separate cloakroom/WC has designer wallpaper with a leopard and leaf print, half-timber clad walls and newly installed Lefroy Brooks sanitaryware with bespoke cabinetry.

Courtyard Garden:

A standard size for a city centre garden, the landscaped courtyard space has been well-designed with cedar baton fencing and space for dining or drinks alfresco. Tall walls on all sides ensure it is completely peaceful for somewhere so central, creating a haven to come home to after a long day commuting. Laid with Easigrass Pet astroturf, the floor covering is both easy to maintain and clean for anyone with pets. It also adds a pop of colour to the space which can be dressed with potted plants, scented herbs, festoon lights and garden furnishings.

First Floor Bedroom 4:

Peacefully positioned to the rear of the building, the fourth bedroom is currently being used as a tranquil home office, yet it is a lovely double room looking down to the courtyard garden. Bookshelves and wardrobes are built-in to maximise the floor space further, although one cupboard houses the eco water heating and water pressure systems. Its position close to the master bedroom suite means this room would also be ideal for a young child wishing to be close to their parents at night.

Master Bedroom Suite:

Completing the first floor, the master bedroom suite enjoys the same dual aspect, full-height windows as the study below it, framing open and private views between the trees of Sillwood Place down to the sea. These views are a joy to wake up to each day as they are ever changing with the seasons and in summer you can open the upper sash within the deep bay to allow the cool coastal breeze to flow through. There is ample space in here for a king size bed and freestanding furnishings without compromising on floor space, while the main clothes storage is to the rear in a generous bespoke walk-in wardrobe. Cleverly designed with plenty of clothes, shoes and bag storage for two, there is also a dressing table with Hollywood lights for applying the finishing touches.

Wonderfully spacious, the en suite bathroom is a sizable room in its own right with a large double width shower and full height French windows dressed with white plantation shutters for privacy. Urban grey marble floor tiles are heated from below and the bespoke vanity unit, inlaid with Villeroy and Boch dual sinks, is topped with marbled quartz stone for a luxury finish. Arthouse elephant grove wallpaper completes the look.
Second Floor Bedrooms & Bathroom:
The final flight of stairs culminates on a spacious landing from which bedrooms two & three and the main bathroom reside. Both bedrooms are beautifully finished using high-end materials, designer wallpapers and a mix of curtains and shutters on their windows. The views from the top bedroom on the southern elevation only improve the further up the house you go, creating a wonderful spot to sit and look out over the city to the sea. Throughout the house, the windows have been replaced with conservation and listed building standard timber-frames with double-glazing on the south and eastern sides, so you can ensure a truly warm and restful night’s sleep.
The main bathroom is a wonderful size for families with children as the deep Duravit bath has central wall mounted taps for comfortable bathing at either end. There is a separate rainfall shower for when time is of the essence and the floors and walls are on trend using large-scale porcelain tiles in cream.

This exceptional period townhouse is beautifully situated in one of Brighton’s finest locations, with the beach, St Ann’s Well Gardens, and the cafe culture of Brunswick Town and Seven-Dials on your doorstep. A mere five-minute walk from the cultural and commercial heart of the city, this peaceful home also offers easy access to Brighton Station which has direct and fast links to the universities, airports and London.
