Property description

A beautifully modernised period cottage in an historic area on the edge of an area of outstanding naturally beauty just outside the centre of St Ives.

Location

Cornwall’s unique character comes from its historic landscape and some 400 miles of spectacular coastline. This unique property occupies a magnificent South West facing setting terraced gardens with a stunning Monterey Cyprus tree on the border. Hellesvean is a quiet lane, enjoying minimal passing traffic.

Home to the landmark Tate St Ives Gallery (built in 1993) and the famous Barbara Hepworth Museum, St Ives is bordered by three beautiful sandy beaches which are repeatedly voted among the best in the British Isles, one particularly for surfing.

Set against the colourful backdrop of the working fishing harbour, the turquoise waters of St. Ives have attracted artists since the 19th century due to its renowned clarity of light. The town, with winding cobbled streets, is also a ‘foodie’ destination packed with numerous restaurants, pubs and cafes all offering excellent fare including the award-winning Porthminster Beach Café.

At nearby Lelant, overlooking the Hayle Estuary there is a spectacular links golf course with views stretching up towards Godrevy Lighthouse. A scenic branch railway line links Carbis Bay and St. Ives with the main London-Penzance line at nearby St. Erth.

Description

To the front of the property is a wide porch with stable door and stained glass windows to each side. This leads into the main dual aspect living room with sash windows looking out over the front garden. This is a lovely room with original beams, oak flooring, large granite inglenook with a multi fuel burner and part exposed granite walls.

To the left is the large kitchen dining area with slate flooring, wall length bi-fold doors out onto the lower terrace. The kitchen area has an exposed granite feature wall, grey base and wall units and central island with granite work surfaces, built in under counter fridge & freezer, dish washer and microwave, Bosch oven and gas hob. The back door leads out to the rear terrace.

A utility room leads off the dining area with sink, washing machine & tumble drier, Worcester Bosch central heating boiler and a “High Pressure” hot water tank. Off the sitting room is the 4th bedroom with part vaulted ceiling or, as currently configured, an office and the downstairs cloakroom/shower room.
Stairs lead from the sitting room to the first floor landing with a Velux window.

To the left is the principal bedroom with double doors opening onto a Juliet balcony overlooking the garden and with views of Rosewall Hill, dressing area with built in wardrobes open onto an en suite shower room and two large under eaves storage areas.

There are two further bedrooms both with stripped pine floors, recessed sash windows with down lighters, oak lintels and part exposed granite walls.

The end bedroom is dual aspect and has a charming window seat looking out onto the front garden.

The family bathroom has a slate floor, double overhead rain shower and large free-standing bath.

Gardens & The Exterior
The house sits in the corner of the plot with gardens to the front and side of the property with two terraced areas to the rear of the house.

Entrance from Hellesvean is through a gate in a large Cornish hedge leading onto a gravelled pathway to the front door, with a small seating area to the right.

The lawned area is raised and sweeps round the property with steps down onto a block paved entertaining area with a built in semi-circular bench seat, with further steps leading down to the lower terrace by the kitchen dining area.

The garden is bordered by wooden fencing with two wooden sheds along with open ended double garage. The garage with dual electric doors is accessed from Chy-an-Dour Close which is the next turning on the right after Hellesvean off Higher Stennack.

If you continue up Hellesvean there is a footpath which to the right leads down towards St Ives and to the left leads onto the South West Coast path.
