Property description

A Well-Presented and Modern 4 Bed Detached Family Home with Newly Extended Kitchen/Diner and Family Room, Set in a Quiet Close in the Popular Village of Wellington.

Entry Hall – Sitting Room – Family Room – Kitchen/Diner – Utility – Downstairs WC – Master Bedroom with Ensuite – 2 Double Bedrooms – Single Bedroom – Family Bathroom – Separate Garage – Gardens

A lovely family home recently extended to provide a great and thoughtfully designed Kitchen/Diner that further benefits from open flow into the imminently practical Family Room, with its bifold doors leading directly out to the patio and private rear gardens. This light-filled space offers a magnetic hub for family life and forms a vibrant heart to this home.

Ideally located at the far point of a quiet close in the centre of the village, with open fields to the rear, Dernside benefits from being walking distance to Wellington primary school (Ofsted ‘Good’), the village shop and pub. While to stretch the legs further, public footpaths lead to the nearby woods; a must for dog walkers or to Queenswood Country Park and Arboretum. Wellington offers a thriving community yet with efficient links lies conveniently only 6 miles from Hereford or 8 miles from Leominster.

The Property

Passing beneath the portico to the front door leads into the Entry Hall, with its rich-hued wooden block flooring, which extends into the Sitting Room. A spacious room with deep recessed feature bay window with views across the close. The fireplace features a gas fire a top a marble effect surround with carved wooden mantelpiece, while twin glazed doors lead into the Family Room.

The Family Room is flooded with light from both Velux and bifold doors that lead out onto the stone paved patio, allowing a seamless transition between the in and outdoors. Laminate wood flooring that runs throughout this extension, adds to the practicality of this malleable space as does the bench seating with built-in storage that runs along one side dividing it from the Kitchen.

Between the Family Room and Kitchen is the Dining area with ample space for a full family dining table. The large Kitchen is fully-fitted in soft grey Shaker units and warmed by solid Oak countertops, it has been masterfully designed to offer maximum storage and flexibility of use. It features a central island with sockets and breakfast bar to one side, corner units with internal carousels, full height pull-out larder unit and two bookcase/display units.  Providing beneath the wall bookcase an obvious spot for a Home Office.

Integrated are double oven, 5 burner gas hob with extractor hood, dishwasher, black composite sink and a half with drainer and space for a fridge/freezer.

A glazed door leads back into the Hall, off which lies a Utility with fitted storage units and ample space for washer and dryer. The Utility houses the Worcester boiler and has external access to the gardens, with a path leading through a secure side gate to the front or directly to the rear gardens and offering discreet but practical storage space for household bins.

Next door to the Utility is the Downstairs WC with basin and wooden flooring.

Upstairs the good-sized Master Bedroom offers built-in double wardrobes and views over the front garden and wider close. The Ensuite has a large shower cubicle, WC and vanity unit with basin. It is completed by heated towel rail, crisp pale tiling and linoleum flooring.

The second Double Bedroom also offers built-in double wardrobe and views to the close. The third small Double Bedroom benefits from lovely views over the rear garden and beyond to open rolling fields.  The final Single Bedroom also enjoys those delightful views.

Off the hall, lies the Family Bathroom with full bath and wall mounted shower with folding screen panel, W.C and pedestal basin. There is also an Airing Cupboard with shelving that houses the hot water tank. While above the loft hatch gives access to the boarded roof storage.

Outside

To the side of the front drive with its parking, is the separate Garage with power. To the rear the garden offers stone flag patio ideal for outdoor dining, a flat lawn, planted beds and is adjacent to open fields.
