Property description

A superb Grade II Listed detached house with incredibly spacious accommodation including a wonderful Master Suite, set in nearly 2 acres of formal gardens, paddock and vegetable plots, plus ample parking.

East Leigh House is a beautifully presented detached house set in the small picturesque hamlet of East Leigh about 2 miles from the main A377 Exeter to Barnstaple road, a lovely unspoilt part of the country surrounded by rolling Devonshire farmland.

This fascinating Grade II Listed detached house has been re-thatched in the last 6 years and includes superbly appointed and incredibly spacious 4 double bedroom family accommodation which has been sympathetically improved by the present owners.

The house is full of many original features including natural elm floor boards and exposed beams. The accommodation includes particular highlights such as the spacious living room with a splendid oak plank and muntin screen, inglenook fireplace with woodburner and bread oven. There is also a great kitchen/breakfast room with recently installed oil fired Aga with gas hob, plus an attached utility room/pantry which has recently fitted units (2012) with solid 40mm worktops and a Bosch electric oven (meaning you don’t have to run the Aga all year!). There is also a great sized study, drawing room and downstairs WC. Upstairs the master suite is a particular joy with a stunning en-suite bathroom with freestanding bath and dressing area. The three other bedrooms are also large doubles, served by a family bathroom, again with a freestanding four clawed bath, plus a separate shower cubicle.

The cottage is believed to date back to 1664 and indeed this date is engraved on a stone above the front door. The house is built of stone and cob under a thatched roof and is heated by an oil fired central heating system.

There are beautiful gardens and grounds of about 1.9 acres with a lovely walled garden to the front providing a great deal of privacy. To the rear there are stunning views and the current owners have created formal gardens of lawn, leading to a planted orchard and fenced off vegetable garden with greenhouse with electric supply. Beyond this is a gently sloping field with stock proof fencing, which is currently used for keeping sheep and a substantial chicken run with water and access to electricity. At the end of the field a 5 bar gate gives access to the lane.

From the road a 5-bar gate set in huge stone pillars leads into a large driveway which affords parking space for numerous vehicles plus a caravan, trailer or boat. There is also a useful cob built open fronted width carport/barn.

DIRECTIONS

From Crediton take the A377 towards Barnstaple. After about 6 miles bear left at Morchard Road as signposted to Winkleigh / Torrington. Follow this road for approximately 2 miles and take the 4th turning on the left (as signposted to East Leigh). Follow this country lane for about three quarters of a mile until arriving in the East Leigh. Proceed into the hamlet and East Leigh House will be seen on the right.

Coldridge
is a secluded, undisturbed village not far to the north of Dartmoor National Park. Until the early 1900s it was known as ‘Coleridge’ – it is thought to mean the “ridge where charcoal is made”, a sound conclusion, and once where there were wooded hills, now lie green pastures. It rests along the epic ‘Two Moors Way’, a trail that runs from Devon’s South to North Coast – more than an idle wander. For access to a comprehensive choice of facilities the town of Crediton is 9 miles away, a short trip. The nearest train station is Morchard Road, 4 miles away – this sits along the Tarka Line that twists through some of the most scenic parts of Devon, through open country and hidden gorges from the City of Exeter all the way to Barnstaple.
