DESCRIPTION: A very attractive 1970s constructed country house set in a peaceful close, walking distance from the Avenue of Oaks, the Bladebone pub and restaurant, the new cafe and coffee shop on the Avenue and also the health centre.

The property stands screened by hedges within its plot enjoying lots of privacy with well-maintained gardens, beautifully landscaped and maintained and overlooking to the rear open meadows and woodland. The property is in splendid order throughout with replacement double glazed windows.

Special Features: * The property has been in the present ownership for approximately 15 years and has been updated and extremely well maintained ever since to include the addition of a very useful, quite large reception hall with modern cloakroom and oak hardwood flooring. * The dining room is well proportioned with attractive strip hardwood flooring, naturally polished which extends into the breakfast area, kitchen and utility room.

* The kitchen has also been updated and refitted of recent years with a polished oak range of cupboards and drawers high fitted and low level, expensive Corian work surfaces and a stainless steel double bowl sink unit with stainless steel drainer and waste disposal unit. There is a double oven in stainless steel with a Panasonic microwave over and in one of the cupboards is the water softener for the house and concealed is a dishwasher by Bosch. The 5-ring Neff hob unit is propane gas with a curved glass cooker hood over.

* The sitting room is a very pretty room with carved stone ornamental fireplace fitted with a propane log effect stove and also a new carpet, windows directly overlooking the rear gardens and the fields beyond and sliding patio doors giving access to rear gardens. * Double glazed doors give access to what could be used as a study with oak flooring presently used as a gymnasium which also has a door to the garage. * In the sitting room there is a door which gives access with steps leading down to a very useful wine cellar.

* The staircase to the first floor has also had the stair carpet replaced recently which continues to a half landing with window and a large main landing. * All the bedrooms are spacious, all doubles, both the en-suite bathroom and the family bathroom have had a luxury re-fitting of recent times.

* The views must be a very special feature from both ground and first floor to the rear overlooking pretty meadows and mature woodland. * There is a high level terrace for summer dining. * On the left hand side a raised vegetable garden and a mature magnolia. * The decor is simple yet elegant and in excellent order. * The double garage is unusually large, plenty of room for two good sized cars and at the rear there is workshop space and storage.

Local Facilities: This is a very convenient area to live, yet with easy access to large commercial centres of Reading, Newbury, Basingstoke and London, this is very much a rural spot to live - near people, not isolated, yet completely private and surrounded by some of the most magnificent lightly wooded unspoilt countryside to be found in this part of the world. It is not only Pangbourne offering excellent shopping facilities; there is also Thatcham which has a station and a Waitrose. There is another Waitrose just outside Pangbourne at Tilehurst and a Sainsbury`s hypermarket at Calcot just the other side of Junction 12 at Theale.

Pangbourne village is only a short distance away by car with its excellent selection of specialist shops and a station giving an intercity fast train service to London Paddington. There is an excellent pub and restaurant, The Bladebone, a very popular tea room and an interior design shop at the end of the Avenue of Oaks. Only a short distance is Yattendon village with the fine Royal Oak Country House Hotel & Restaurant, and a hairdressing salon.

Just up the road Bradfield has a fine village shop and post office which is a Co-operative run by the village and so will remain serving all essentials, and a small general store in Upper Bucklebury. There are excellent pubs and restaurants in the area, including only a short distance away at Frilsham, The Pot Kiln, run by the television chef, Mike Robinson, which is a sleepy tucked away little hostelry offering fine food. Stanford Dingley is a short distance with the Boot Inn, a Georgian pub with excellent restaurant.

Bradfield College sports complex is just down the road which offers fabulous facilities including indoor tennis courts, squash, a fine indoor swimming pool, a gymnasium and fitness centre - this is open to public membership, as is the 9-hole golf course just along the road owned by Bradfield College which, I understand, still has membership open. There is a doctors` practice and medical centre in Bucklebury at the end of the Avenue of Oaks near The Bladebone pub.

Bridle paths abound with riding stables in Bradfield, which also has livery yards.

Schools: Schools abound - the famous Bradfield College is within easy driving distance, as is St Andrew`s Preparatory School, Downe House girls` school, Pangbourne College, The Oratory School, Moulsford School for Boys, Cranford House. Theale Green public sector school also has a school bus service collecting locally. Elstree is just up the road. Reading Bluecoat also has a school bus that picks up, so the taxi service that all families seem to run for their children is reduced enormously. Bucklebury Church of England Primary School is approximately 2 miles.

SUMMARY OF ACCOMMODATION: Reception hall, cloakroom, kitchen/breakfast room, utility room, dining room, sitting room, study/presently used as a gym, cellar. First floor accommodation; 4 bedrooms, large family bathroom, en-suite shower room to master bedroom.

GARDENS AND GROUNDS: Extending to approximately 0.201 acres / 0.081 ha.

DIRECTIONS: From the offices of Dudley Singleton turn left and proceed over the mini roundabout out of Pangbourne through Tidmarsh, over the motorway and turn right signposted to Bradfield. Proceed through Bradfield College buildings and you will arrive at a staggered T-junction with a war memorial on your left, turn right this is Bradfield Southend. Proceed along this road until you pass through the wonderful Bucklebury Avenue of Oaks until you see a little shop on the right and on the left a cafe, turn left into Hatch Lane, proceed down this road and turn left into Hatch Close bear round with the road and No 7 is the fourth property on the left hand side.

SERVICES:Mains water, electricity and drainage. Oil fired heating, propane gas for the fire in the sitting room and the hob in the kitchen.
