Property description

A most individual Grade II listed Victorian home which is believed to have been the former grooms' accommodation within the stable block of Barcote Park. The estate was originally constructed in Victorian times, with gardens designed by Lancelot 'Capability' Brown, and lies at the end of a long private drive and beyond electric gates.

The property has good flexibiIity and well-proportioned accommodation which, on the ground floor, consists of a large family kitchen/breakfast room which is extensively fitted, including a Rangemaster cooking range with extractor over, an American-style fridge/freezer and a central island unit with breakfast bar. Beyond is the dining room which has the original block-tiled floor and a fireplace with a wood burning stove, with a further wood burner in the sitting room which also benefits from exposed wooden floor boards.

The basement has been tanked and refurbished by the present owners and now provides a very useful space which is currently utilised as a play area for the children but could provide the potential for an en suite guest wing. This includes two rooms, a cloakroom and a very useful utility room housing the plumbing for washing machine, tumble drier and the oil-fired boiler.

On the first floor is a wonderful master bedroom with fireplace, wood burning stove and two large double fitted wardrobes, with a beautifully refurbished en suite bathroom, comprising twin wash hand bowls, panelled bath, WC and Travertine tiling. There are two further good-sized double bedrooms, both with corner fireplaces, and a refitted family shower room incorporating a tiled shower cubicle, wash hand basin, WC and heated towel rail. This room is also fully tiled.

Outside, the property has enclosed gardens lying on two sides, which have been attractively landscaped to include a paved patio area with raised decking and a further raised paved terrace. Within the courtyard to the rear is a further seating area. The property benefits from a single garage and there is ample parking.

We understand that the heating is by way of an oil-fired boiler to radiators and Barcote Park has a communal oil tank which is individually metered to each property. Drainage is to a private septic tank. The residents of Westminster Court have the use of the grounds which amount to some twenty acres and have provided a wonderful space within which to walk dogs and bring up children.

BARCOTE PARK Barcote Park was built in 1876 as a hunting lodge for Lady Theodora Guest, a daughter of the Duke of Westminster. In 1881 it was sold to William West, a Director of the Great Western Railway who named a Manor Class locomotive after the house. The West family lived in the house for 70 years, when the house was sold to the Mercantile Bank of India and later become the Barcote School of Coaching. In 1996 the main manor house was converted into four houses, with the stable area (Westminster Court) comprising a further eight houses.

Barcote Park is set back half a mile from the road and surrounded by over 20 acres of mature parkland designed by Capability Brown containing rare and impressive trees, including majestic Wellingtonia planted in the Victorian era. Barcote House enjoys a peaceful setting with glorious views over its own grounds and the countryside beyond. The Barcote Park estate is rich in wildlife and has a beautiful secluded Victorian fern garden.

The property is approached by a tree lined driveway secured by electric security gates. There is parking and a garage for the property located within a short distance.

The communal private parkland are owned and managed by Barcote Park Management Ltd for the benefit and use of all twelve households. Each house is freehold, each household owning an equal share in Barcote Park Management Ltd.
