DESCRIPTION
Holly House is situated off a quiet country lane on the rural fringes of Cardiff in the Vale of Glamorgan, within very easy reach of the capital city. Culverhouse Cross Retail Centre is less than two miles away. The local landmark is the Grade I Listed Dyffryn Gardens, a collection of botanical gardens, which has been selected by the British Tourism Association as one of the best 100 gardens in the UK. Dyffryn House, built in about 1893, has recently reopened following extensive refurbishment.

St Nicholas is on an excellent communications network. The A48 provides fast access east and west; the M4, Junction 33, is approximately 5 miles away accessing the national motorway network. Cardiff is on the BR mainline with regular services to London Paddington in less than 2 hours; Cardiff International Airport is approximately 7 miles south west offering a wide range of UK, charter and international flights. The historic market town of Cowbridge, with its fashionable shops and restaurants, is some 8 miles to the west whilst the Capital City of Cardiff offers diverse retail, leisure and cultural interests. There is an abundance of leisure and recreational facilities nearby with a choice of leisure centres, golf courses and rural pursuits. The Glamorgan Heritage Coast with its dramatic cliffs, amazing rock formations and secluded coves is within a short drive.

The Property
Holly House was built in approximately 1996. Substantial improvements have taken place. Around the turn of the millennium a loft conversion created a central living area on the second floor together with two further bedrooms, one with an en-suite shower room. The central living area/play room has two ‘Cabrio Velux’ windows, which transform into a balcony providing stunning views over fields to the Bristol Channel and Somerset. There is provision for an additional shower room to be installed in the 6th bedroom.

N.B The second floor space would be ideal for a live-in nanny/au pair, as the accommodation could be utilised as a lounge, study, bedroom, bathroom and dressing room space.
In about 2002 a single storey Green Oak ‘Oakwrights’ extension was added which substantially extended the kitchen to provide a large informal living/dining/entertaining area open plan to the kitchen. The oak roof trusses, ring-collar arch, traditional carpenter’s marks and exposed beams are a fine feature with multi-fold doors opening onto a welsh slate paved terrace. The multi-fold doors make this ‘Great Room’ an integral part of the rear garden and ideal for al-fresco dining. With a south west facing aspect there are fine views across the Bristol Channel.

There is multizone underfloor heating throughout the ground floor with radiators on the first floor. The Kitchen and Great Room has a multi-scene Lutron Grafik Eye lighting system and much of the property is flood wired with CAT 5 network cabling. Luxury bath/shower rooms have been installed all with underfloor heating.

Holly House is approached from Dyffryn Lane into a brick paviour private drive, shared with one neighbour, which leads up to the front entrance and double garage. Established trees and raised beds with mature shrubs provide considerable privacy. A canopied porch and shallow threshold step leads up to the front door, half glazed with a matching obscure glazed side screen, opening into:
