Property description

We believe that this is the first time since this fascinating barrelled roof lock cottage was built around 1812 that it has been brought to the market for sale. Only six of these cottages were constructed by the canal workers building the Stratford-upon-Avon Canal in the late 1700s and early 1800s. The canal through to Stratford-upon-Avon was finally opened in 1816 and reached its peak of activity around 1838, when Queen Victoria was on the throne and Oliver Twist was published. In those days transportation of coal was the main commodity being moved down the canal. In 1948, when the railways were nationalised, so were the canals and the whole section fell into disrepair. In 1960 the canal was taken over by the National Trust with work starting the following year to reopen the canal from Stratford-upon-Avon through to Lapworth and on into Birmingham. Number 3 Lock Cottage was constructed in the same style as the bridges built by the canal workers, hence the barrelled roof, and there are two later additions with pitched roofs to the northern side and in recent years the owners acquired additional land and constructed a number of outbuildings, installed a 240 volt power system, a modern septic tank drainage unit and maintained the purity of the well water supply. The bringing to the open market of this fascinating Grade II listed cottage gives purchasers a once in a lifetime chance to acquire a true heritage property that is integrally linked to the lifestyle of our forebears in the late 18th and early 19th centuries. Services There is a brick built septic tank constructed circa 2004. Water supply is pumped from the well in the lawned garden up into a tank in the roof space over the kitchen. Power supply is via the three pairs of 12-v batteries, producing 24 volts via the inverter stepped up to 240 volts AC for the dwelling. There is a stand-by generator used in the middle of winter to assist with the charging of the batteries on dull winter days. Telephone is connected, complete with Wi-Fi and there is a strong Vodafone mobile signal. Energy Performance Certificate (E.P.C.) This property is exempt from the need for an E.P.C. as it is Grade II listed. Council Tax Warwickshire County Council Band B Tenure & Possession The property is freehold. Fixtures & Fittings All those items mentioned in these particulars are included in the sale others, if any, are specifically excluded. Viewing Strictly by appointment with John Earle 01564 794343.
