Property description

This charming Victorian terrace house is set on the green at Graham Road, known locally as \"Graham Green\". A short walk to Turnpike Lane and its quick and easy access to the West End, South Kensington and the City via Finsbury Park, the house occupies a uniquely quiet and tranquil enclave in the heart of Haringey.

Front Garden:
The front garden is well presented, offering visitors a great first impression as they approach via a victorian tessellated tiled path.

Entrance:
Via a new and tasteful double glazed front door opening into a porch. The porch features original victorian wall tiles.

Entrance Hallway:
An inviting and well presented hallway - you get a feel for the character of the house immediately with the high ceilings and polished floorboards.

Lounge: - 12' 11'' x 10' 05'' (3.94m x 3.18m)
The lounge has been opened up with reception to create a larger living space. However we have measured the rooms individually. The period style fireplace offers a great focal point as you enter the room. There is a large original sash cord bay window, so the natural light reflects really well off of the polished floorboards. The high ceilings with original coving adds to the character and feel.

Reception Two: - 11' 01'' x 11' 00'' (3.38m x 3.35m)
A great open space with the lounge and a natural area for dining and entertaining. There is a great amount of natural light coming in through the sash cord window that looks out onto the side patio area of the garden.

Kitchen/Diner: - 9' 01'' x 8' 09'' (2.77m x 2.67m)
A modern kitchen with plenty of workspace and great natural light coming in through the two windows. There is a built in breakfast bar adding another dimension to dining, the door opens out onto the patio area of garden.

Landing:
A tastefully decorated split level landing with a feature window that enhances the natural light.

Bathroom:
There is plenty of space within this 'much larger than average' bathroom. Featuring a sash cord window, panelled bath with period style taps and a period style fitted shower above the bath, sink with period style taps, W.C. Another great thing about this bathroom is that there are allotments to rear - so you are not overlooked by other houses.

Master Bedroom: - 14' 00'' x 10' 10'' (4.27m x 3.3m)
A great bedroom with two large sash cord windows looking out over 'The Green', spacious and tastefully decorated with great natural light that reflects off of the polished floorboards.

Bedroom Two: - 10' 11'' x 8' 02'' (3.33m x 2.49m)
A great room with a period fireplace, polished floorboards and sash cord window looking out over the side garden and allotments to rear.

Garden: - 21' (6.4m) with a 10ft side patio area.
A lovely rear garden with patio areas and tastefully planted borders for a outdoor space that is low maintenance and great for dining out in or entertaining. The great thing about this garden is that there are allotments over the rear fence so you are not overlooked by any houses opposite - there aren't any.

About the area:
Turnpike Lane is a vibrant and diverse area of London; the green spaces of Downhills Park and Alexandra Park are within walking distance. There is also easy access to Crouch End, Muswell Hill and High Road at Wood Green provides excellent convenient shopping with stores such as M&S, Sainsbury's and BHS within a short 10 minutes walk.

Parking:
There is a residential parking permit scheme in operation. Visitors and residents parking permits are available online at Haringey council's website, or at their parking shop.

Transport Links:
You are absolutely spoilt for transport links as Turnpike Lane underground station is just at the end of this lovely road and there is a bus terminal just behind it. Hornsey mainline rail station is also within walking distance and will take you into Moorgate.

What we love about this house:
We absolutely love the fact that you have a 'village type' green at the front of the house and an allotment at the back - add to this the fact that you can be sitting on a tube train just moments after leaving home and you begin to realise just how great this location really is.
