Property description

LOCATION
The land fronts the by-road running from the hamlet of Hooper‘s Bridge to Cadwin approximately 2 miles west of Bodmin as indicated on the attached Location Plan.

DIRECTIONS
From Bodmin take the A389 towards Lanivet. After about 1 mile at the top of Laninval Hill take the road to the right signed to Nanstallon and Ruthernbridge. At the first cross-roads turn left, travel through Hooper‘s Bridge and Bodwannick Wood is found on the left-hand side of the road after about 300 yards.

BRIEF DESCRIPTION
The wood totals some 38.39 acres (15.53 hectares) as indicated by dark edging on the attached Identification Plan. It is a traditional hardwood woodland of mainly Oak with some Sycamore, Beech and Birch over a rich bluebell covered woodland floor and well-established colonies of mosses and lichens. There is evidence of a large resident wildlife population. The wood slopes down to the course of the former mill stream on the eastern boundary and there is evidence of some old small scale quarrying and mining operations. Take care in the vicinity of the old workings.A public footpath runs from the road through O.S. 6740 to the north and then through the eastern side of the woodland.

HISTORY
The woodland has a fascinating history with an early reference in a 1395 Lease to "Bodwenek Wood". By a 1540 Lease John Arundell knight granted Laurence Helman a licence to "cut, fyll, rende and carye awaye" wood and underwood. Over the centuries it appears to have formed part of the Arundell, Lanhydrock and Boconnoc Estates and has been in the ownership of the seller‘s family for over 50 years.

VIEWING
The property may be viewed at any time during daylight hours. Please follow the Country Code and respect the privacy of adjoining owners and occupiers. There are deep disused shafts and quarries in the wood. Keep a safe distance from these old workings.

TENURE & POSSESSION
The land is sold freehold with vacant possession.
