SITUATION
The land is set on the South East of the attractive village of Polyphant with village green, and shop, conveniently located within a mile of the A30 and roughly 4 miles from the open expanses of Bodmin Moor to the west and some 5 miles to the major east Cornwall town of Launceston. Launceston sits on the Devon/Cornwall border and is known as the Gateway to Cornwall being just off the A30 which provides a direct route to the M5 at Exeter. The open expanses of Bodmin Moor provide excellent walking and riding country and there is further open land at Laneast Downs which is roughly 2 miles north west of Polyphant.

DESCRIPTION
LOT 1 extends to approximately 3 Acres ( 2.978 ) having tree hedge outer boundaries which provide good natural shelter and post/wire fence between the two fields. The northern part slopes down to the public road with old gate, not in use. A mains water trough is located roughly midway on the western boundary. Whilst the land has been in the present ownership, almost 15 years, there have been no chemicals or fertilizers put on it. A private lane forms the southern boundary and there is gated access to it. There are lovely views over the Inny Valley from the land.

The vendor will allow the purchaser to put a mobile field shelter or similar on the land after contracts have been exchanged and prior to completion if required.

In the event that the Lots are sold separate, the vendor will ensure the dividing hedge is stock proof prior to competition.

LOT 2 extends to approximately 3.5 Acres ( 3.487 ) having mainly tree hedge outer boundaries and dividing hedge between the two fields. There is a mains water trough located on the northern boundary by the hedge which divides the fields. There is access from the private lane on the  southern  boundary.  Whilst the land has been in the present ownership, almost 15 years,  there have been no chemicals or fertilizers put on it. There are lovely views from the land over the Inny Valley.

RIGHTS OF WAY
As far as it is known there are no footpaths or public rights of way over the land being sold. Both lots are sold with a right of access along the lane at all times and for all purposes.

The land is sold subject to an Overage Clause for a period of 25 years from completion requiring a further payment of 50% to the vendors of the increase in value between agricultural land and development value, should planning permission be obtained for any residential development.

SERVICES
A metered mains water supply serves the land with a trough in each lot as previously described. The water meter is located in the access lane just off the public road in Medrow. In the event the lots go to separate purchasers then it will be the responsibility of the purchaser of lot 1, to install a sub-meter and share the maintenance of the water pipeline.

DIRECTIONS
From Launceston proceed towards Bodmin on the A30 where after passing the turn off to the A385 Camelford road, the turning off the Polyphant is the next turning on the right roughly a mile after the Camelford turning. Follow the signposts into the village where on the reaching the green turn off to the right into Meldrow. Park on the roadside in Medrow and take the lane on the left by the last bungalow. The land is roughly 100 yards down the lane on  the left. Vehicles are best left  at the village end of the lane and walk in.
