The land is described on the New Edition Ordnance Survey Plan as TF Number 4757, Field No. 3982 part, 3.217 Acres (more or less).

Entitlements/Basic Payment Scheme
As far as we are aware the land is not registered with the Rural Payments Agency (RPA) and as such there are no entitlements to be transferred to the new tenant.

Terms Of Occupation
The successful applicant prior to taking entry on the land and after the exchange of Notices pursuant toSection 1(4) of the Agricultural Tenancies Act 1995 will be required to enter into a written Farm BusinessTenancy Agreement (prepared by the Lincolnshire Association of Agricultural Valuers) to include the usualstandard terms, conditions and obligations and occupy the land from the 1st April 2016 until 31st March 2021. The occupation may continue thereafter on a year by year basis until either Landlord or Tenant gives 12 months' notice to terminate the tenancy on any future 1st April. The rent will be in advance, the first payment being made upon the signing of the Tenancy Agreement and prior to taking possession, thereafter on a yearly basis on every 1st April.The Tenant will be responsible for maintenance of all boundaries, ditches and underdrainage outfalls and for the payment of Drainage Rates/Outgoings. There will be no claim for Tenant Right nor any counter claim for Dilapidations upon entry.The Tenant will be responsible for half the reasonable cost of preparing the written Farm Business Tenancy Agreement.
