Situation
Lopthorne Orchard can be found not far from the tiny hamlet of Windy Cross and on the road heading towards the small village of Cookbury. The nearest town is Holsworthy, which is about 6 miles away and it offers a good range of town amenities. There is a Waitrose supermarket, two veterinary practices, agricultural and feed merchants together with a new Agri-Business centre and Holsworthy livestock market. 

The spectacular north Cornish coast and Atlantic ocean are a twenty minute drive and offer much to see and do. The seaside town of Bude has two super sandy surfing beaches and good variety of shops, leisure facilities and places to stay and eat.

Description 
Totalling 2.46 acres (1.00 hectare), Lopthorne Orchard comprises a gently sloping pasture field with excellent access off the adjoining parish road. In 2008, the top part of the field was planted in a variety of  traditional Devonshire Apple trees, such as Tom Putt, Devonshire Quarrendon and Browns.  

Please note: Some of the apple trees have suffered recent deer damage to their trunks and may need to be replaced. The damaged trees have been left in situ as there is the option of cutting away the damaged trunks and grafting onto the established but undamaged M25 rootstocks. The remaining field has been grazed and cut for hay although the lowest part has a wonderful damp meadow habitat and is a haven for wildlife. Devonshire hedges and 
mature broadleaf trees form the boundaries and there is a dilapidated tree house on the northern bank.

Freehold with vacant possession upon completion.

The plan of the land is based on ordnance survey extracts, and the areas are not guaranteed and purchasers must satisfy themselves as to their accuracy.
