Property description

Immaculate farmhouse and cottages with extensive outbuildings, privately set within its own beautiful gardens and grounds with far-reaching valley views.

Description
The Farmstead at Helland Barton was first recorded in 1345. In the 17th Century the property belonged to the Martyn family, before passing to the Mutton family in the 19th Century, who still farm in North Cornwall to this day. The farmhouse and buildings as they are seen today date from the 1840’s and remained as traditional farm buildings until the late 2000’s, when they were separated from the original farmhouse and converted to create the property as it stands today.

More recently, the current owners have meticulously refurbished the main house and cottages to create a truly exceptional mini-estate, befitting of its wonderful rural setting and including state of the art technology and utilities contributing to its sustainable setup. Additions include a ground source heat pump, water treatment systems for two boreholes, an 11 kWh wind turbine with Powervault battery storage system and a solar hot water system to the main house, to name just a few.

Helland Barton Farmhouse provides immaculately finished accommodation over two floors with a reverse level layout featuring a spectacular entrance and dining hall with fireplace and wood burner. The kitchen, with vaulted ceiling, has been fitted with a state-of-the-art farmhouse style kitchen, including an integral breakfast bar, bespoke granite work surfaces and a 4-oven Everhot range. The sitting room leads to a guest bedroom suite at first floor level.

On the ground floor, there is a further reception area with fireplace and French doors to the garden. There are two further bedrooms at this level, which share a family bathroom, and the principal bedroom suite has a dressing room, an en suite shower room with twin showers and sinks. The bedroom has sliding doors which open onto a private terrace with hot tub and outdoor shower. Throughout the building, the bathrooms have been fitted with Fired Earth sanitary ware.

There is a utility room/laundry and boot room housing the heat pump and hot water storage systems, which has a door leading to the garden and driveway, an invaluable space for the rural/coastal lifestyle and those with pets. Throughout the building there is Nest home heating controls, Cat 6 Network cabling and a Unifi Wi-Fi and Wide Area Wi-Fi Network.

The three cottages have been sympathetically converted from stone barns, also believed to have been built in about 1840. A substantial income has been generated by the present owners from 5* rated holiday lets, with a strong book of repeat business and a bespoke website. Further details of the income and business potential is available from the agents on request.

The buildings are set around the attractive courtyard which has now been grassed over. In addition to the large central lawn, each cottage has its own discreet outdoor area for relaxing and alfresco dining. Each building has its own parking area and there is a substantial carport building for the cottages to use.

Approached via a long private drive of about 500m, the gardens surrounding the farmhouse have been beautifully landscaped and immaculately maintained to complete the property’s unique setting. A pair of electric gates open to a significant gravelled driveway beside the house and studio/annexe building. There is a timber carport for two vehicles and garden machinery storage and maintenance shed.

Lawns flank the driveway to the south and west, with landscaping including a pond with fountain, mature borders, terraces and a splendid outdoor entertaining area with Breeze House and sitting area. There is also a private hot tub terrace, which can also be accessed from the principal bedroom suite. There is also a productive vegetable garden with raised beds, heated greenhouse, a polytunnel and an espalier of apple trees.

The land predominately consists of gently sloping pastureland to the north and west of the house and gardens. To the north and east is an area of woodland with woodland walks and bluebells in spring. To rear of the main house is an attractive lawned former courtyard which is surrounded by the holiday cottages.

Location
The property lies in a beautiful and unspoilt rural position, to the south of the village of Delabole and within the pretty parish of St. Teath. Enjoying uninterrupted views over a beautiful undulating valley, the property is also less than two miles as the crow flies, from the breathtaking north Cornish coastline and South West Coastal Footpath, with landmarks including Port Isaac, Polzeath, Trebarwith Strand and Boscastle all being within easy reach. The contrast between the towering cliffs and sandy beaches is quite awe-inspiring, with Atlantic rollers providing some of the best surfing in the British Isles.

Delabole has a range of everyday facilities, whilst the picturesque fishing village of Port Isaac, with its sandy harbour, is about 5 miles to the south providing an excellent selection of pubs, shops and restaurants, including two owned by Nathan Outlaw. Further afield is the fashionable market town of Wadebridge, at about 9.5 miles, which sits beside the River Camel, and has a wide variety of shopping, leisure and schooling facilities.

Communications to this part of Cornwall are excellent, with the main A30 trunk road within 20 miles at Launceston and mainline railway station at Bodmin Parkway, about 20 miles to the south. There are daily flights to London and many other UK and European destinations from Newquay Airport, further down the north Cornish coast, with another airport at Exeter.

There are excellent golf courses at Camelford (Bowood), Polzeath (Roserrow) and Rock (St. Enodoc). Whilst the north Cornish coast is famous for its surfing beaches, excellent
windsurfing and day sailing can be enjoyed on the Camel Estuary, where a passenger ferry links Rock with Padstow, home to Rick Stein’s Seafood Restaurant and Paul Ainsworth’s No. 6.

Square Footage: 7,326 sq ft

Acreage:
34 Acres
