Guide price £350,000 to £400,000 Measuring circa 800 sq ft and arguably the best 1970's modernist development for some distance, this fabulous home, set in gorgeous communal grounds in the heart of the Lawrie Park Triangle boasts two double bedrooms and direct access to a 22' patio garden and is sure to please. 'What the vendor says'

We have lived in this wonderful flat for 12 years. Being set back from the road in beautiful grounds surrounded by trees makes Ragwort Court feel a whole world away from the hustle and bustle of Sydenham High Street whilst still being less than 10 minutes stroll to the station. The neighbours are lovely. Some of them have lived here since the flats were newly built in the late 70's. My son plays safely in the shared grounds and we also have a private patio garden the full length of 2 rooms which gets the sun in the afternoon. On a practical note the flat is warm in the winter and cool in summer. The heating bills are very modest with double glazing including enormous sliding French doors in the lounge. There are glass doors throughout the hall, lounge and kitchen which make the flat feel light and airy.   Because I love to cook the huge kitchen clinched the sale for me and, as it is purpose built, both bedrooms are proper doubles. Sydenham is a fantastic place to live with 3 parks (Crystal Palace, Mayow and Wells Park) within a short distance, great coffee shops and restaurants. We're not going far. If we could add on another bedroom we wouldn't be moving at all.
